I know that I’ve posted on this before, but we have a great number of people who come into our sales center who have a home to sell. That’s not a bad thing; we love being a part of the new home buying process for anyone looking for a new home at the Delaware Beaches.
The biggest problem that is facing most of the people we meet is that the have their home “listed”. They aren’t really selling their house. The reason I call most people “Listers” instead of “Sellers” is because they aren’t realistic about their home and it’s value in the current real estate market.
I have said it before, and I will say it again- if you are buying and selling into the same market at the same time, then it doesn’t matter if the market is strong or weak. The real estate market is all about perspective. If you are looking for a new home in the Milton, Lewes, Rehoboth Beach area- that is, you are a buyer- this is the greatest market anyone has seen in his/her lifetime. Period. Best market ever. There is clearly never been a better time to purchase a new home at the Delaware beaches. We have amazing deals for first-time homebuyers, we have amazing deals for people looking for retirement homes, and we have great deals on second homes. This is the strongest buyer’s market anyone has ever seen.
If you are a seller- it’s a tough market. It’s the worst market a seller has seen in years- maybe since the great depression.
If you’re a buyer and a seller- it doesn’t matter. You are going to win big as a buyer and take a beating as a seller.
People who want top dollar for their current home and want to pay bottom dollar for their new home are Listers. They aren’t Sellers. They have a few options- buy now and keep your current home until the market for sellers improves, or the home they own is going to sit on the market until the market improves. Once it does, the deals on the buyer’s end won’t be as good.
